More than a suite.
A story in the skyline.

The original 12-storey Dominion Bank headquarters was completed in 1914 in the Beaux-Arts style with Renaissance Revival detailing. In 2006, it was transformed with a 51-storey condominium tower known as “The Sliver,” joining restored Toronto history with contemporary hotel living.

Questions & answers

Know before
you move.

Every suite and ownership arrangement deserves its own review. These answers are a clear place to begin.

01Can I own a suite at One King West?+

Yes—One King West is a condominium hotel, and suites may become available for private purchase. Every unit is different, so the ownership documents, permitted use, hotel-program arrangements, fees, and current tenancy should be reviewed before an offer.

02How is a condo-hotel different from a regular condominium?+

A condo-hotel combines individually owned condominium suites with hotel operations. That can create a distinct ownership experience involving management arrangements, guest use, furnishing standards, operating costs, and rules that do not apply to a conventional residential condo.

03Can I live in my suite or use it personally?+

Personal-use rules can vary by suite and by any hotel rental or management agreement attached to it. We will examine the unit’s documents and confirm the practical restrictions before you make a decision.

04Is financing the same as a normal condo?+

Not always. Some lenders assess hotel-condominium properties differently. A pre-approval from a lender familiar with this type of ownership is an important early step, and Steve can help you organize the questions to ask.

05What costs should a buyer examine?+

Look beyond the purchase price. The review may include condominium fees, property tax, utilities, reserve-fund information, hotel or rental-program charges, management terms, furnishings, insurance, and anticipated improvements. Your lawyer and accountant should confirm the legal and tax details.

06What should a current owner prepare before selling?+

Gather the status certificate, floor plan, recent statements, program or management agreements, tax information, lease details if applicable, and a record of improvements. A clear package helps buyers understand the unit and reduces uncertainty during the sale.
